A roofing square is 100 square feet. Your roof's size, condition, pitch, and specifications determine your final price.
Ask a roofer what a new roof costs and you'll usually hear "it depends" or "we'll need to come out and look." You deserve a starting point before anyone climbs a ladder. The ranges on this page come from EXOVATIONS completed roofing projects, not national averages.
If you'd rather understand the numbers first, read on. By the end of this page you'll know what a roof like yours typically costs, what moves the price up or down, and what to ask every roofer before you sign.
A closer look at the difference
What Drives the Cost of a New Roof?
- Roof size. Roofs are priced by the square, which is 100 square feet of roof surface. A roof's size is not the same as your home's square footage; a 2,500-square-foot two-story home might have a 25-square roof, while a 2,500-square-foot ranch could have 35 or more.
- Pitch and complexity. Steep roofs need extra safety equipment and take longer to work on. Valleys, dormers, hips and multiple roof levels add labor and material.
- Shingle line. EXOVATIONS installs only GAF shingles, from traditional 3-tab to architectural and designer lines. Each step up adds cost along with appearance, wind rating and warranty coverage.
- What's under the old shingles. Rotten or soft roof decking has to be replaced before new shingles go on. It's hard to see from the ground, so it's priced per sheet.
- Tear-off. Removing more than one layer of old shingles adds labor and disposal cost.
- Details and ventilation. Chimneys, skylights, wall flashing and the attic ventilation system all affect the final number.

| GAF shingle | Price per square installed | 20-square roof | 30-square roof | 40-square roof |
|---|---|---|---|---|
| Royal Sovereign® (3-tab) | $382 | about $7,640 | about $11,460 | about $15,280 |
| Timberline® Natural Shadow® | $405 | about $8,100 | about $12,150 | about $16,200 |
| Timberline HDZ® | $415 | about $8,300 | about $12,450 | about $16,600 |
| Slateline® | $731 | about $14,620 | about $21,930 | about $29,240 |
| Camelot® II | $774 | about $15,480 | about $23,220 | about $30,960 |
A square is 100 square feet of roof. Most North Georgia homes have roofs between 20 and 40 squares. Steep or highly cut-up roofs may need more material and labor, and rotten decking is priced separately.
GAF Royal Sovereign®
GAF's traditional 3-tab shingle, with a flat, uniform look. It's the lowest-cost option and a practical choice for rental properties or homes being prepared for sale.
GAF Timberline® Natural Shadow®
An architectural shingle with a dimensional, wood-shake look at a lower price than Timberline HDZ®.
GAF Timberline HDZ®
GAF's best-selling architectural shingle and the right choice for most homes. For only about $10 more per square than Natural Shadow®, it adds GAF's LayerLock™ technology and a 130 mph wind rating with the proper installation.
GAF Slateline®
A designer shingle with the clean, flat look of natural slate, at a fraction of the weight and cost of real slate.
GAF Camelot® II
GAF's premium designer shingle, with the thick, hand-cut look of old-world slate for higher-end and custom homes.
Warranty Options
As a GAF Master Elite® contractor, EXOVATIONS can offer GAF's strongest warranties, which most roofers can't. Every EXOVATIONS roof also includes our own limited lifetime workmanship warranty.

Costs That Are Often Left Out of a Roofing Quote
| Item | Typical cost | Notes |
|---|---|---|
| Rotten decking replacement (½" CDX plywood, 4×8 sheet) | $121 per sheet | Hard to see until the old shingles come off |
| Each additional layer of old shingles | $38 per square | Most roofs have one layer; some older homes have two |
| Additional attic ventilation (beyond the included ridge vent) | $550-$1,050 | Poor ventilation shortens shingle life |
| Chimney and wall step flashing | Included | Old, rusted or poorly sealed flashing is a common leak source |
| Counter flashing cut into brick or stone | $7 per linear foot | Needed where the roof meets a masonry chimney or wall |
| New gutters | $3,250-$4,550 | Easiest to do while the roof is being replaced |
| Permit | Included |
Why Roofing Quotes Can Be $3,000 Apart
- What's included. Underlayment, ice and water shield, drip edge, pipe boots and ventilation aren't always in a low quote. Compare line by line.
- Decking. A low quote may assume no rotten decking and add it later as a change order. We tell you the price per sheet before you sign.
- Manufacturer certification. Only a small share of roofers are GAF Master Elite®, and only certified contractors can offer GAF's Silver Pledge™ and Golden Pledge® warranties.
- Storm chasers. After a hail or wind storm, out-of-state crews often go door to door, then disappear before warranty problems show up. Ask for a Georgia license, a local address and references.
If a quote seems too good to be true, it usually is.
How Insurance Claims Work with EXOVATIONS
If your roof was damaged by hail or wind, here's how the process works:
- Free inspection and assessment. We inspect your roof at no charge for storm, wind and hail damage and general shingle wear.
- Documentation. We document shingle conditions and any discontinued materials, such as older 3-tab or discontinued shingle lines, so you have evidence to present to your insurance company.
- You file the claim. You file the claim directly with your insurance company. EXOVATIONS does not act as your public adjuster or take over the right to negotiate with your insurer on your behalf.
- Adjuster and payments. Your insurance company assigns an adjuster to evaluate the damage. Any approved insurance payments are made out and sent directly to you, the homeowner, not to the contractor.
How We Protect Your Home
A typical roof replacement takes 1-2 days, and our crews clean up every day and again when the job is done, so your property is safe and the site is cleaner than when we arrived.
Around the Yard and Driveway
- Debris containment. Before tear-off, crews lay large protective tarps around the house to catch falling shingles, wrappers and granules.
- Protecting what's below. Crews protect your landscaping, flowerbeds, decks, heat pumps and air conditioning units throughout the project.
- Magnetic sweeping. When the installation is finished, crews run magnetic rollers over the yard, grass and driveway to pick up nails and metal pieces.
On the Roof
- Valleys and gutters. Crews clear debris, loose granules and shingle scraps from the roof valleys and gutters.
- Downspouts. Downspouts are flushed out to make sure water drains freely.
- Final inspection. A project manager walks the job to check the quality of the finished roof and make sure no materials are left behind.

Frequently Asked Questions
How much does a new roof cost per square in Atlanta?
A complete GAF Timberline HDZ® roof from EXOVATIONS runs about $415 per square installed, including tear-off, GAF underlayment, leak barrier, starter strip, ridge vent and cleanup. GAF's 3-tab Royal Sovereign® starts at about $382 per square, and designer shingles run about $731-$774 per square. Ask every roofer what their per-square price includes.
How much does a new roof cost for a 2,000-square-foot house?
Most 2,000-square-foot homes in North Georgia have roofs between 20 and 30 squares, so a new GAF Timberline HDZ® roof typically runs about $8,300-$12,450. Pitch and complexity matter as much as size, so use our online instant estimate tool for a number based on your roof.
Should I repair or replace my roof?
If your roof is less than about 10 years old and the damage is limited to one area, a repair often makes sense. We'll tell you honestly if a repair makes more sense than a new roof. If it's older, has widespread granule loss, curling shingles or repeated leaks, replacement usually costs less over time.
Will insurance pay for my new roof?
If your roof was damaged by hail or wind, your homeowner's policy may cover part or all of the replacement. We'll inspect your roof for free and document what we find; you file the claim with your insurance company, and any insurance payments go directly to you. See "How Insurance Claims Work with EXOVATIONS" above for the full process.
How long does a roof replacement take?
Most homes take 1-2 days. Our crews protect your yard and landscaping, clean up every day, and run magnetic sweepers to pick up nails before they leave. See "How We Protect Your Home" above for details.
Can I see what my new roof will look like?
Yes. With EXOvision we show you your own home with different shingle styles and colors before you commit.
Do you publish a price list?
No, because every roof is different. We publish these ranges and offer an instant online estimate so you can plan, and you'll get an exact, itemized price before you sign anything.
